Do I keep my Airbnb account and reviews?
Yes. We work as co-hosts on your own Airbnb account, so the listing, its reviews, and your payouts stay yours. If you ever stop working with us, you simply remove us as co-hosts.
Do I need a listing review before you can co-host?
No. If you’re happy with your photos and listing, we keep what works and get straight to co-hosting. The free review is only for owners who want an outside opinion first.
How does pricing and payment work?
Our fee is 20% of booking revenue: the nightly rate times nights booked, after Airbnb's host fee and not counting cleaning fees or taxes. Guests pay the cleaning fee, which covers turnovers. Supplies are billed at cost with receipts. There's no setup fee and no monthly minimum. Where possible we're paid through Airbnb's co-host payout split; otherwise we invoice monthly.
Is there a contract?
It's month-to-month. Either of us can end it with 30 days' written notice and no cancellation fee, and any bookings already made are honoured.
What are mid-term stays?
Furnished stays of 30 nights or more, often travel nurses, students, and contract workers. St. John's is busiest in August and quietest in January, so mid-term guests help keep your place earning through the winter.
Which areas do you cover?
St. John's, Mount Pearl, Paradise, Conception Bay South, Torbay, and Portugal Cove–St. Philip’s. If you're nearby but not on this list, ask us anyway.
